Buying a home on the Gulf Coast doesn’t have to break the bank. One of the best-kept secrets about Baldwin County, Alabama, is the number of builders offering affordable new construction options. Whether you’re relocating from out of state or downsizing locally, here are the top names you need to know.
DR Horton – Consistent and Widespread
As the largest builder in Baldwin County, DR Horton has neighborhoods in almost every town. Starting prices in communities like Dogwood Estates (Summerdale) hover in the mid-$200s. Standard features include granite or quartz counters, Gold Fortified roofs for insurance savings, and one-year builder + 10-year structural warranties. DR Horton is the “safe bet” for affordability and availability. Recently DR Horton has been experimenting with offering more upgrades such as crown molding, 9 ft ceilings, and window trim depending on the neighborhood.
Lennar – Stylish but Shifting
Lennar offers affordable homes in Foley around $280k–$300k. You’ll find quartz countertops and a wide variety of open floor plans. But to meet demand, Lennar has started phasing in smaller homes with 8-foot ceilings and fewer upgrades. If you want one of their more stylish models, act quickly—they’re limited.
Adams Homes – Budget-Friendly with Strong Reputation
Adams Homes is known for its practical layouts and affordability, with prices starting around $275k. A standout feature: all homes are now Gold Fortified. They also won’t close if defects show up at final walkthrough—a strong sign of builder accountability.
DSLD Homes – Value + Higher Finishes
DSLD brings 9–10 ft ceilings, ceramic tile in wet areas, and wood shelving as standard features—making their homes feel more upgraded without a luxury price tag. Their Silverhill communities offer small-town charm with modern construction, often with incentives like refrigerators included.
Maronda Homes – The Newcomer to Watch
Maronda recently launched entire subdivisions in Baldwin County, with base prices starting around $362k. They stand out for semi-custom touches: gas cooktops, crown molding, screened porches, and thoughtful floor plans. Incentives right now often include appliances, blinds, and closing cost credits. They are about to release their second subdivision in Foley. Lot sizes a bit smaller and prices to be determined.
My Take
Affordability is relative. A $250k DR Horton in Summerdale may be perfect for a first-time buyer, while a $360k Maronda in Daphne feels like a steal for someone relocating from New York or California. What matters most is matching the builder—and the neighborhood—to your lifestyle and budget.
